Buying land in Poland as a foreigner
What you need to know before you make an offer. General information, not legal advice.
- Check if you need a permitCitizens of the EU, EEA and Switzerland buy land on the same terms as Poles. UK citizens (since Brexit) and other non-EU citizens need a permit from the Ministry of the Interior (MSWiA), which usually takes 3 to 4 months.
- Check the zoningA local zoning plan (MPZP) or a decision on building conditions (WZ) says what you may build. Every listing here shows it.
- Agricultural land has extra rulesFarmland of 0.3 ha or more can usually be bought only by farmers, unless the state agency KOWR agrees. This applies to Poles too.
- Buy at a notary, even from abroadThe sale is signed as a notarial deed. You can sign in person with a sworn translator, or give a power of attorney. Never pay a deposit before the notary.
